We are pleased to offer, subject to landlords' reconfirmation on the coffeeshop availability, asking price, other terms and conditions as follows:
LOCATION: Town central and neighbourhood.
TYPE: H.D.B.
NOS. OF STOREY: Double storey (1,200 to 4,000 over square feet).
OUTDOOR REFRESHMENT AREA (ORA): Between 800 to 1,500 square feet approximately. It has to be leased from the Town Council.
PAYMENT: For 2 years' agreement, 2 months' deposit is payable and for 3 years' agreement, 3 months' deposit is payable.
TENANCY PERIOD: Between 2 to 3 years.
OPTION PERIOD: To be discussed.
FREE FITTING-UP PERIOD: 2 weeks for 2 years' agreement and 3 weeks for 3 years' agreement.
LEGAL FEE:
Usually, it is done by property company. However, the landlord might request it to be done by law firm. In this case, the tenant shall require to pay on behalf of the landlord. This is the practice in singapore.
STAMP FEE: It is payable by tenant.
INCOME TAX: Up to 20% of net profit.
ASKING MONTHLY RENT:
1/2 shop space: From SGD 2,000.00 to 8,000.00 per month.
Whole shop space: From SGD 4,000.00 to 30,000.00 per month.
